From the A38 (Eastbound, in the direction of Exeter)
Take the Ivybridge exit off the A38, signposted to the B3213. This is the exit AFTER the exit to Lee Mill. At the roundabout at the bottom of the slip road, take the sixth exit (signposted to Ermington) to go back on yourself and cross the bridge over the A38. Immediately over the bridge, take the first left turn (signposted to Ermington). Follow this road round past a van store, a small business park, the recycling centre, the tennis centre. 200m after the rugby pitches (having turned 90degrees) you’ll come to ‘Newlands Cross’ where you take the left turn. The cottage is 50m along, the first building you come to.
From the A38 (Westbound, in the direction of Plymouth):
Take the Ivybridge exit off the A38, signposted to the B3213 (this sign says “Westover” on the top). This is the exit AFTER the exit for the A3121 (signposted for Ermington and Ivybridge train station). At the end of the slip road, turn left at the T-junction. Follow this road round past a van store, a small business park, the recycling centre, the tennis centre. 200m after the rugby pitches (having turned 90degrees) you’ll come to ‘Newlands Cross’ where you take the left turn.
